Best Renovations For ROI

Good morning, Marilyn

Selling your home is a lot like selling a used car. I came up with this analogy because I am in the process of selling my very stylish and posh used Chrysler Pacifica minivan. While I could absolutely choose to sell it “as is” without worrying about the dents and scratches, there’s one thing that would really suffer: the sale price. The used car market, like the real estate market, is a beauty contest, and by taking care of a few cosmetic and maintenance essentials, the payoff is sure to benefit.

If you’re interested in learning the free and low-cost home improvements that will increase your home’s resale value, I’d like to invite you to our webinar, “Best Renovations for Return on Investment™” on Wednesday, February 5th. I’ll give you my expert advice on the things that really matter to today’s buyers so you can be SMART on budgeting your time and money.

Sign up for “Best Renos for ROI™” at our website, smartrealtysolution.com. While you’re there you can check out the other downloadable resources for seniors considering downsizing. If you’re unable to attend this date and time, you can still sign up and we’ll send you the recording.

Here’s a sneak peek of what you’ll hear:

  • The absolute best allocation of time and effort is to declutter your home. I know this doesn’t come as a surprise to regular listeners. I’ve been banging this drum all forever! But buyers want to see what they’re buying - the unchangeable features of your home - and not your stuff!
  • Fix known issues now so that they don’t cost you at the negotiating table later. Just like the “as-is” minivan has a greatly reduced resale value, your home is likely to receive “lowball” offers if it needs obvious repairs. Most buyers are looking for maximum convenience and don’t want to take on your undone maintenance list.
  • Paint is the biggest bang for the buck, full stop. A fresh coat of neutral paint goes a long way to improving the appeal of your home. It makes it look brighter, cleaner, and larger. If you’re on a limited budget, stick to painting the main floor since this will have the most impact.
  • Pay attention to curb appeal. Even in dreary winter, all homes benefit from a bit of attention to their first impression. A fresh new door mat, clean windows, and tidy yard help buyers feel welcome even before they go inside.

These are just a few of the ideas you’ll receive in “Best Renos for ROI™”. It’s equally important to know what NOT to spend money on. I’ve seen clients make mistakes in their home improvements. Like one lovely person who spent $30,000 on a bathroom remodel without addressing the threadbare pink carpeting on the stairs. I wish they had sprinkled that money around a little more, rather than spend it all in one place.

If you’d like an expert opinion on how to best prepare your home for sale, give me a call at 416-460-5636 and we can schedule a 30-minute consultation appointment at your convenience. I’ll provide you with a list of improvements to your home and your bottom line, organized in a written report. You’ll get the “must do, could do, should do” list so that you can set priorities and a budget. Remember, the end goal of this exercise is not a make work project, but a make money project! I’ll only recommend doing the things that, in my experience, pay off at sale time.

And if you need it, I can even help you source honest, competent contractors to do the work for you.

Our “Downsizing Consultation” is absolutely without cost or obligation, like everything at SMART Realty Solutions. So whether it’s attending our Webinar Wednesday series, calling with a question, or downloading seller resources from our website, our name is our promise. We provide you with concierge real estate services from start to “SOLD!”

My name is Sharon Parenteau and these have been your SMART Realty Solutions for this week.
