Staging can mean renting a house full of furniture and/or accessories, but it does not always have to be that extensive. In most cases the homeowner’s own furniture is used and is re-accessorized to achieve the visual marketing goals established in conjunction with the Realtor.
Staging is usually done by professionals with access to an inventory of furniture and accessories. The process begins with an in-home consultation in which the staging professional outlines the steps that homeowners can take to prepare. The stager then provides a written quotation of costs associated with the rental, moving and installation of additional furniture and accessories brought to the seller’s home.
Why is Staging Necessary for Homeowners considering selling?
Staging is necessary because of the way homes are sold these days. Virtually all homes are listed on MLS (Multiple Listing Service) through local real estate boards that allow tens of thousands of people access to them on line. Realtors and potential buyers alike usually preview the property, evaluating it on-line before deciding whether it meets their criteria. The only thing they have to go on is the visual representation of the pictures posted by the realtor. Dark, cluttered, or ill-kempt homes are immediately rejected. More typical homes may be given a passing consideration, but may not stand up to the interest generated by more visually-appealing listings, i.e. those that have been staged!
