Timing the Real Estate Market- Is that even possible?

 

You know, one of the questions I'm asked a lot is about timing the real estate market. My clients ask me, “Should I try to wait for a good time to sell my house?” And I'm going to say, kind of, sort of, maybe, but it's not the most important part about the decision to downsize, because truth be told, none of us has a crystal ball. We want to make a wise decision that is going to maximize the outcome, but it's more important that the decision to downsize fits with your overall lifestyle goals.

Since COVID, we've seen the real estate market in Toronto do some crazy things. There have been times when the supply of homes for sale has been so far outstripped by buyer demand that prices skyrocketed, but no one could have predicted that coming. And there have been other times when the interest rates have rendered the condo market somewhat softer, because small investors are looking to liquidate their holdings since rents no longer cover the costs of their mortgage payments. 

So, yes, there are fluctuations in the market, but a skilled, knowledgeable realtor is going to be able to guide you as to the best times to sell your home, buy a property. These are things that we pay attention to every single day. There is not one time that is going to suit everyone.

We want to make a decision based on what suits you the best and meets your overall goals. That being said, I have been telling my clients to get ready for the fall selling market. This is anticipated to be a very busy time for real estate with the rumors of continuing interest rate decreases.

A lot of buyers have been sitting on the fence waiting for carrying costs to diminish, but in the meantime, prices are quite stable and in fact are increasing in certain areas.
