Fall is a terrific time to sell your home!
Everyone has heard of the Spring selling season, but some listeners may not know that Fall is also an ideal time for seniors looking to downsize and sell their homes.
The Fall season offers a combination of favourable market conditions and lifestyle benefits for both buyers and sellers.
Motivated buyers
For starters, buyers who are searching in the fall tend to be more serious. Families often want to settle in before the holiday season and colder winter months, making Fall a prime time for those motivated to move quickly. This can mean faster offers and smoother transactions.
Just from a logistics point of view, once busy families have settled into their back-to-school routines, they have the bandwidth to take on the process of searching for their next home, organizing their own property’s sale, and all that moving entails for them. Families with children are also keen to close by December so that school-age kids can start fresh at their new school come January.
Because there are usually fewer transactions that take place in the fall, buyers have the opportunity to receive quicker service from each professional associated with their closing. Mortgage lenders have fewer loans to process, attorneys have fewer closings to do, and home inspectors and appraisers generally have fewer appointments scheduled. With all of these factors considered, a quicker and smoother transaction often aligns with the fall market, meaning less stress for sellers.
Benefits to sellers
For seniors selling to downsize, the Fall market also tends to be less hectic than the Spring rush. This allows for a more relaxed selling experience without the overwhelming competition. With fewer properties listed for sale in the Fall, your property stands a better chance of a quick sale. It’s disruptive to have your home listed for sale, so whatever can be done to lessen the days on market benefits sellers.
Additionally, the vibrant Fall colours and cooler weather enhance a home’s curb appeal, helping your property to stand out. The natural beauty of the season creates a warm and inviting atmosphere, which can leave a lasting impression on potential buyers. Take full advantage of the season to create cozy vistas both indoors and out to reinforce the message that your listing truly is “home, sweet home.”
For senior homeowners, downsizing before winter sets in can also simplify your transition, giving you time to comfortably move into your new smart-sized home before the change of season adds to some of the challenge of moving.

To help prepare your home to sell this fall:
- Clean up your yard. Rake leaves and debris and trim all dying foliage and dispose of it.
- Optimize light. Cut back select bushes or branches that are blocking the sun from your windows.
- Get creative with curbside flowers and seasonal items. Marigolds, mums, and pumpkins are colourful, inexpensive options.
- Wash your windows inside and out. Remove the screens and spray clean.
- Check your HVAC. If you discover furnace problems, it’s better to fix them before your home goes on the market.
